Stanley, you’re looking good, and we love that for you. November and December is a cold, dark time in Seattle, but we handled it together and it’s now light at 5 pm. That’s good news in new construction.
Let’s check in:
- Building 1: The site work contractor is working on digging the Building 1 electrical secondary trenching. Windows and exterior doors have been delivered. Plumbing rough in is complete, HVAC rough in is 80% complete, and electrical rough in is 25% complete. The electricians will begin pulling wire shortly. Building 1 roof and deck membrane are nearly complete. Weather resistant barrier is 80% installed.
- Building 2: Framing is complete, with some pick up work and unit 14 second and third floors. Roof vapor barrier is installed. TPO roof membrane will be installed as weather allows. Windows are being installed and plumbers have begun rough in.

Hi Stanley, looking sharp! Let’s get into it.
- Building 1: Temperature roof/vapor barrier installed, windows and building wrap starting up. MEP (mechanical, engineering, plumbing) trades completing exterior penetrations and beginning MEP rough in.
- Building 2: Nearly topped out, only penthouse stair rooms remain.

Foundation drainage and backfill are ongoing but below grade weatherproofing has been finalized. Where walls are concerned, 1st floor walls are being setup on building 1 and building 2’s walls are prepped, just two days behind building 1 before they’ll be put up. Foundation mat slabs on both buildings are all done.
